Domestic Energy Performance Certificates (EPCs)
If you're selling or renting out a property then you need to arrange for an EPC which will give your property an energy rating and provide recommendations for saving energy. From October 2018, for all new tenancies (including tenancy renewals), landlords must provide tenants with a copy of the EPC or they will lose the right to evict the tenant using a Section 21 notice.
Rented properties also need to comply with the MEES regulations whereby F and G rated properties should not be let out unless an exemption is claimed (see separate page).
Non Domestic EPCs in Shropshire
All commercial properties put up for sale or rent also need an EPC. Estate Agents will require an EPC for all commercial properties on their books. Businesses will also need to have an EPC to access the Feed in Tariffs or the Renewable Heat Incentive.
These changes mean that commercial EPCs will be of more use to businesses, though it should already be possible to re-coup the cost of an EPC in a few months if the recommendations are followed.
